Five steps, in order

Each module has one job. Check it off when the homework is done, not when the video is watched.

My weekly hour

Have these ready before Module 1

Module 1 · Position

Take your baseline

Ask four AI tools the same three questions, in an incognito window. Screenshot every answer. On day 90 you'll run these exact 12 again.

QToolNamed you?Who was named, or what it saidSources it cited

Baseline score: named in 0 of 12. Invisible today? Good. Now you know, and your competitors don't.

Build your positioning statement

Fill each part, then write the full sentence. Every phrase should be something AI can match against a real question.

[Your name] is a [licensed role] with [brokerage name] serving [3–6 specific towns or one county] who specializes in [one or two specialties], known for [one verifiable proof point].

Module 2 · Distribute

Map your four source layers

Go back to the sources AI cited in your Module 1 baseline. Sort each one into a layer and count them. Invest first where your market's answers come from.

LayerWhat countsSources AI cited in my marketCount
1 · OwnedYour website and blog. Your deepest answers live here.
2 · ProfilesGoogle Business Profile, Zillow, Realtor.com, LinkedIn, local directories, reviews.
3 · VideoYouTube especially. AI reads every transcript.
4 · ConversationReddit, Quora, local Facebook groups, neighborhood forums.

Your distribution map: one piece, five appearances

Every core answer you write in Module 4 goes to all five.

#WhereWhat it is
1Blog post on your websiteThe full answer. The home base.
2Google Business Profile postShort version, linked to the blog post.
3Short video, 60–90 secondsYou on camera, giving the direct answer.
4Conversation answerThe complete answer in the thread itself. No link, never pasted twice.
5Email or text to your database“A client asked me this week… here's the answer.”

Reviews and conversation

The specific review ask (put it in your own words)
“Would you be open to leaving a quick Google review? If you mention the town and what we did, like selling your mom's house in Cranford, it helps other families in the same spot find me.”

Never write the review for them. Never offer anything in exchange. Only real clients.

Two conversation spaces for my market

The conversation rule
Give the full answer in the comment itself. Don't drop a link, and don't paste the same answer into ten threads. Build a real history of being helpful first. Link only when a specific page is truly the best answer.

Module 2 homework

Module 3 · Discover

Step 1: Persona simulation

Before you write a word, find the question. Copy this prompt into ChatGPT or Claude. The more specific the persona, the more real the questions.

Copy this prompt
You are [a specific person, e.g., a 58-year-old executor who just inherited her mother's house in [town, state]; she lives out of state and has never sold a home]. You are about to open an AI assistant to figure out what to do. List the 15 questions you would actually type, in your own words, in the order you'd ask them. Include the worried ones, the embarrassing ones, and the ones about money and timing. Do not write like a real estate agent.

My personas (3–4 that match my specialties)

Step 2: Real-world validation

Run each question through three checks. Keep it if it passes at least two. Mark them on the scoring sheet below.

CheckWhat to look for
People Also AskGoogle the question. Are similar questions in the “People also ask” box?
Reddit and QuoraSearch the topic. Do real people ask it, in similar words?
My own clientsHave I been asked this, by text, on the phone, or at a showing? No competitor has these.

Steps 3 and 4: Gap and score

Paste each validated question into the AI tools and look at who answers it. Score it 1 to 5 on each factor. The score multiplies for you. Maximum 125.

FactorScore 1Score 5
Intent (I)Just curiousMust act this month

Gap: S = strong local answer (skip for now) · G = generic national answer (your opening) · W = weak or no answer (best case)

Module 4 · Produce

Plan your answer-first post

Plan your #1 question here before you draft. Bring the facts yourself. AI brings the structure. You bring the voice.

0 words

Draft with AI, then edit

Paste your notes into the brackets. The last instruction is the important one: it makes the AI show you the gaps instead of guessing.

Copy this prompt
Write a blog post answering this exact question: “[question]”. Audience: [persona from Module 3]. Follow this structure: title = the question; a 40–60 word direct answer first; 3–4 sections with question-style headings; a 4-question FAQ; an author line. Use only these facts from me: [your notes: local timelines, your experience, typical costs, what clients get wrong]. If you need a fact I didn't give you, write [NEED FACT] instead of guessing. Plain language, short sentences, no hype.

Four edit passes, before you publish

PassCheckDone
1 · FactsEvery number, law, and timeline is correct and current. Every [NEED FACT] is filled with the real answer.
2 · LocalAt least three details only someone who works my towns would know.
3 · VoiceRead it out loud. Cut anything I wouldn't say to a client's face.
4 · ComplianceBrokerage named where my state requires. Describes the property and the process, never the kind of people who “belong” somewhere. Fair housing applies to blog posts too. Law, tax, or lending topics cite the official source and refer readers to an attorney, CPA, or lender.

Never publish an unedited AI draft. Readers can tell, and AI search tools reward original, specific, expert content.
